An exciting opportunity to lead and build a brand-new student lettings division within a top-performing independent agency in Guildford.
We are looking for an experienced and driven Student Lettings Manager to take ownership of this new venture, backed by a well-established and successful lettings brand.

Key responsibilities:

• Drive growth of the student lettings portfolio
• Build relationships with HMO landlords, PBSA providers, developers, and university contacts
• Conduct viewings, register applicants, negotiate tenancies
• Advise landlords on compliance, licensing, and rental valuations
• Attend student fairs and community events
• Collaborate on digital marketing and student campaigns
• Monitor lettings KPIs (voids, renewals, occupancy)

About you:

• Minimum 2 years’ experience in residential lettings (student/HMO preferred)
• Strong understanding of lettings legislation and compliance
• Confident, proactive, and target-driven
• Excellent communication and relationship-building skills
• Full UK driving licence essential
• Knowledge of the Guildford student and rental market highly desirable
