Property Manager Bath | £30,000 - £33,000 | Self-Employed Partnership | Full-time
About the Role
Join a well-established and respected Estate and Letting Agency in Bath, as an experienced Property Manager within our growing self-employed Partnership.
You'll take full ownership of a diverse portfolio of approximately 50+ student and residential properties, managing everything from day-to-day landlord and tenant relationships to compliance, maintenance coordination, and client accounting. This is a truly hands-on role where no two days are the same.
Your time will be split between office-based work (60-70%) and property visits for inspections, viewings, marketing preparation, compliance checks, and contractor management. You'll be supported with comprehensive training on our systems and processes, and have the opportunity to shape and develop the role as the partnership grows.

This is a self-employed partnership position. You'll need to use your own vehicle with appropriate business insurance. While the role is self-employed, the responsibilities and liabilities are similar to those of employed status. Your remuneration is structured as a higher base salary instead of a company pension, giving you flexibility to make your own pension arrangements.
Holiday must be coordinated with other Partners to ensure office coverage.

About the Role

- Competitive salary of £30,000 - £33,000 (experience and qualifications dependent)

- Take full responsibility for managing a portfolio of 50+ properties across student and residential sectors
- Be the main point of contact for landlords and tenants, handling enquiries via phone, email, and in-person
- Oversee move-ins, move-outs, and manage all office and tenant key systems
- Carry out property inspections throughout tenancies and between lets
- Conduct viewings and create marketing content including photography, floorplans, and virtual tours
- Coordinate maintenance and repairs, liaising with contractors and ensuring satisfactory completion
- Maintain full compliance with lettings legislation and regulatory requirements
- Keep accurate client accounts, records, and audit trails in line with legal obligations
- Provide cover and support to other Property Managers as needed
- Handle general administration including filing, scanning, and document management
As you settle into the role and the partnership evolves, there will be opportunities to:
- Shape office policies and lead on implementing new legislation
- Get involved in lettings and property management projects
- Conduct rental valuations and take on new landlord clients
- Support wider business development and client account management
Essential
- At least 2 years' experience in property management and/or lettings
- Exceptional organisational skills and ability to juggle multiple priorities
- Strong administrative ability with a sharp eye for detail
- Excellent time management and diary planning skills
- Professional, clear communication skills both written and verbal
- Confident using IT systems: Microsoft Outlook, Word, Excel, tablets, and property databases
- Customer-focused approach with a solutions-oriented mindset
- Comfortable working independently and collaboratively within a small team
- Resilient and adaptable in a busy, fast-paced environment
- Solid understanding of lettings legislation (Housing Act, Health & Safety, Renters' Rights Act, MEES, GDPR, AML)
- A-Level education or equivalent
- Full UK driving licence and access to your own vehicle
- Previous experience in a small team environment
- Strong customer-facing background
- Property inspection experience
- Professional property qualification (Propertymark Level 3, CELA Level 3, or similar)
