We are now seeking an experienced Head of Property Management to lead our well-established department and oversee a portfolio of approximately 300 managed properties.
The Role
As Head of Property Management, you will take full responsibility for the efficient operation of the department. Managing a portfolio of around 300 properties with the support of one Property Manager and one Trainee Property Manager, you will ensure that all aspects of property management are delivered to the highest standard.
This is a hands-on leadership position suited to a confident, organised individual who enjoys mentoring others and delivering exceptional service to landlords and tenants alike.

Key Responsibilities
- Lead, train, and motivate the Property Management team (1 Property Manager and 1 Trainee)
- Oversee the day-to-day management of a 300-property portfolio across South West London
- Ensure full compliance with lettings legislation, safety regulations, and best practices
- Handle escalated maintenance issues, tenancy renewals, and deposit disputes
- Build and maintain strong relationships with landlords, tenants, and contractors
- Streamline systems and processes to improve efficiency and service delivery
- Produce regular reports for senior management and ensure KPIs are achieved
- Contribute to the continued growth and success of the agency
- Minimum 4-5 years' experience in residential property management (senior or head level preferred)
- Proven experience in team leadership and staff development
- Strong understanding of lettings legislation and compliance requirements
- Excellent communication, organisation, and problem-solving skills
- Professional, reliable, and calm under pressure
- ARLA qualification (or working towards it) desirable
- Good local knowledge of Clapham and surrounding areas preferred
- £50,000 annual salary
