Job Title: Senior Negotiator / Associate
Location: Emsworth, Hampshire
Employment Type: Full-time, Permanent
Salary: Competitive basic, with a OTE of £35,000 - £40,000 OTE incl office commission
Reports to: Branch Manager / Director

Role Overview
As Senior Negotiator / Associate you will take a lead role in driving the sales negotiation process, winning new instructions, converting leads, managing viewings, negotiating offers, and seeing transactions through to completion. You will also mentor and support junior staff, bring strategic ideas to expand our market share, and act as an ambassador for the company in the local community.
Key Responsibilities
  • Generate and secure new business instructions (valuations/appraisals) within the Emsworth and wider catch-area.
  • Conduct property viewings, guide prospective buyers/tenants, and effectively negotiate offers.
  • Liaise with vendors/landlords, buyers/tenants, solicitors, mortgage brokers and other stakeholders to ensure a smooth transaction.
  • Manage the full lifecycle of the sale or letting from instruction, marketing, viewings, offer negotiation, to exchange/completion (or tenancy start).
  • Provide expertise on local market trends, pricing strategy, and competitor activity to clients.
  • Lead and support junior negotiators/associates, providing training, coaching and helping drive team results.
  • Maintain and grow a high-quality client database; follow up on leads and past clients for referral/business opportunities.
  • Achieve and exceed agreed KPIs (e.g., number of instructions, viewings, offers secured, completions) and contribute to branch revenue targets.
  • Ensure compliance with all regulatory, legal and internal requirements (e.g., property agency rules, anti-money-laundering, Right to Rent, data protection).
  • Represent the company at local networking events, community activities and maintain strong relationships with local stakeholders (agents, developers, solicitors).
  • Provide regular reports to management on pipeline status, market trends and opportunities for improvement.
Skills & Experience Required
  • Proven experience (typically 2+ years) in a senior negotiation role within estate agency or property sales/lettings. 
  • Demonstrable track record of achieving/exceeding targets (instructions, viewings, completions).
  • Excellent negotiation and closing skills.
  • Strong interpersonal and communication skills — confident engaging with all types of stakeholders.
  • Good commercial awareness of the property market in Hampshire/South East England (ideally Emsworth/Chichester Harbour region).
  • Good IT literacy - CRM systems, Microsoft Office, property portals and social media.
  • Full UK driving licence and own vehicle (preferred, to travel locally).
  • Ability to lead and coach junior team members; strong team-player attitude.
  • High professional standards, integrity, resilience and ability to work proactively in a target-driven environment.
