Job description
We are looking for a Property Manager for a lettings dept in Maldon, Essex.
This is the Manager for the Lettings Management section NOT the listing of properties OR carrying out viewings (this is not a marketing role)

Must be a good communicator and be able to work under pressure and to timescales, and also able to work as a team. Our lettings team is a bespoke team of 5 that work very well together, and the team are all very knowledgeable, capable and hardworking.
Ability to lead a team and communicate in a subtle/encouraging but effective way and problem solve and be able to guide as required and listen to concerns and keep up to date with legislation making changes and improvements where necessary etc.
We are looking for someone who wants a career with an established and successful local business.

Manager is in the region of £46,000 Per Annum based on current turnover
Basic Salary £21,000
Lettings commission (5% on the whole company lets/management fees which is pretty consistent)
Monthly car allowance of £300
Monthly mileage allowance of £85
Salary guaranteed at £46,000 for the probation period of 5 months
28 days hols incl the usual Bank Hols
The position is in Maldon
5 days a week 0845 to 1700 (Mon- Fri)
Working one Saturday in four (0900 - 1600) with day off in lieu the week leading up to the Saturday
Parking season ticket provided

- Experience in all aspects of lettings
- Use of Rentman/lettings software packages
- Daily Banking, pay rents, reconcile Banking
- Tenant referencing
- Deposit handling
- Property visits to tenants
- Check outs, to go through reports, dispute resolution/negotiate with tenants and Landlord and put on TDS risk if necessary - allocate money accordingly
- Prepare Tenancy Agreements
- Renew rent insurance
- Dispute resolution
- Must be able to drive and have use of own car/clean driving license
- Diligent and attention to detail
- Understanding of the impending Rights Rents Bill and able to lead/assist the team through these changes.
