�� Overview A leading national property group seeks an accomplished Senior Sales & Marketing Director to lead its Land & New Homes division through its next phase of expansion. This is a pivotal board-level leadership role responsible for driving housing developer partnerships, land acquisition pipelines, and off-plan residential sales performance.

�� Core Purpose of the Role To deliver exceptional commercial outcomes across the Land & New Homes business by:
  • Growing developer and housebuilder market share
  • Expanding the land and development pipeline
  • Accelerating off-plan sales performance
  • Leading a high-performing national team
  • Elevating brand presence and marketing impact in the new homes sector
�� Key Responsibilities Commercial Growth & Strategy
  • Create and execute a national strategy to increase revenue across land, new homes and build-to-rent.
  • Develop and secure long-term partnerships with key developers, housing associations and institutional investors.
  • Identify new geographic growth opportunities and drive division-wide expansion.
Land & Development
  • Oversee sourcing, appraisal, and acquisition of development opportunities.
  • Support viability assessments, pricing strategy, and product mix recommendations.
  • Collaborate with planning and consultancy stakeholders on land-led opportunities.
Sales Leadership – New Homes
  • Set and achieve ambitious sales targets for off-plan and completed units.
  • Drive sales performance across regional teams and site sales operations.
  • Ensure best-in-class customer experience and compliance with UK property regulations.
Marketing & Brand
  • Oversee all new homes sales and marketing campaigns, digital launches, events and PR.
  • Strengthen brand recognition among SME and major housebuilders.
  • Lead marketing innovation to support faster sales absorption and higher GDV.
People & Leadership
  • Lead, coach and inspire regional Land & New Homes leadership teams.
  • Recruit, develop and retain top industry talent.
  • Promote a high-performance culture with clear KPIs and accountability.
�� Required Experience, Skills & Attributes Essential
  • Proven senior leadership experience in land, new homes, housebuilding, or development sales.
  • Track record of winning and delivering large developer instructions.
  • Strong network of housebuilder, investor, and landowner relationships.
  • Deep understanding of planning, pricing, market trends, and development viability.
  • Commercially driven, analytically strong, and comfortable leading P&L ownership.
  • Exceptional communication and influencing ability at C-suite and board level.
Desirable
  • Experience scaling regional operations to a national footprint.
  • Involvement in build-to-rent, PRS, shared ownership, or affordable housing delivery.
  • Degree or professional qualification in real estate, planning, land, or business.
