Senior Block & Estate Property Manager – Devon & Cornwall £40,000–£45,000 + Benefits | Remote Working Flexibility

We are seeking a highly skilled and experienced Senior Block & Estate Property Manager to oversee a diverse residential portfolio across Devon & Cornwall. Working with RMCs, Freeholders and Developers, you will manage a mixture of modern developments, listed buildings and estates.

You will be part of a small, collaborative team and will work closely with other departments to help deliver an exceptional service and support the continued growth of the Block & Estate Management division. This role also offers remote working flexibility, balanced with required site visits and meetings.

Key Responsibilities
  • Manage the day-to-day operations of a varied block & estate portfolio
  • Deliver excellent customer service and exceed client expectations
  • Respond to correspondence promptly and professionally
  • Prepare and send client communications using the CRM system; maintain accurate records
  • Produce, review and present annual budgets and reserve fund forecasts
  • Work with accountants on Year-End Service Charge Accounts
  • Liaise with the Head of Finance & Head of Block Management on accounting, credit control and contractor payments
  • Procure competitive service, maintenance and utility contracts
  • Ensure compliance with statutory Fire, Health & Safety and building regulations
  • Administer Section 20 major works
  • Complete regular site inspections using the site app and follow through on actions
  • Monitor contractor performance and handle any service issues
  • Liaise with insurers, manage claims and coordinate rebuild valuations via third-party surveyors
  • Organise and attend AGMs, EGMs and Directors’ meetings (occasional evenings), taking minutes and actioning follow-up tasks
  • Support Company Secretary duties including Companies House filings, new director registrations (with AML checks), and share transfers (training provided)
  • Prepare LPE1/LPE2 and FME1 packs within SLA timeframes
  • Contribute to business development and department growth by onboarding new clients
Experience & Skills Required
  • Minimum 3 years’ experience in block & estate management
  • Strong problem-solving, negotiation and decision-making skills
  • Highly organised, proactive and adaptable
  • Excellent communication skills – both written and verbal
  • Strong understanding of property legislation (Company Law, Landlord & Tenant, H&S)
  • High attention to detail and ability to meet deadlines
  • Client-focused mindset with a commitment to excellent service
  • RICS or IRPM/TPI qualifications preferred
  • Full UK driving licence and own car
