Lettings Negotiator & Property Manager 
Location: Chichester, Sussex
 
Salary: £26,000 - £30,000 (DOE) + Commission, OTE £35,000
Employment Type: Permanent, Full-time, Monday - Friday (No weekends)

Due to expansion, they are seeking a dynamic individual to join them in the combined role of Lettings / Sales Negotiator & Property Manager. (It is currently a very small portfolio) 
 
Job Description: As a Lettings Negotiator & Property Manager, you will play a pivotal role in our team, responsible for facilitating successful lettings transactions and ensuring the smooth management of  properties. This multifaceted role offers a unique opportunity to engage with clients, showcase your negotiation skills, and provide exceptional property management services.



Key Responsibilities:
  1. Lettings Negotiation:
    • Actively engage with prospective tenants, conduct property viewings, and negotiate terms to secure successful lettings.
    • Maintain up-to-date knowledge of market trends, rental values, and property regulations to advise clients effectively.
    • Build and maintain strong relationships with landlords and tenants, addressing their needs and concerns throughout the letting process.
  2. Property Management:
    • Oversee a small but growing portfolio of properties, ensuring compliance with relevant legislation and industry standards. HMO, EICR, PAT, DPS, TDS, GSR, HHSRS  should have meaningful understanding and you should be able to set up an internal PM process from Let Agreed. 
    • Be able to co-ordinate the let including issuing tenancy agreements and ensure property compliance. 
    • Coordinate maintenance and repairs promptly, liaising with contractors and ensuring quality workmanship.
    • Conduct regular property inspections, addressing any issues proactively and maintaining high standards of property upkeep.
    • Manage tenancy renewals, rent reviews, and arrears, striving to maximise landlord returns and tenant satisfaction.
  3. Administrative Tasks:
    • Maintain accurate records of property listings, tenancy agreements, and maintenance activities using our property management software.
    • Prepare tenancy documentation, including contracts, inventories, and relevant legal notices, ensuring compliance with regulatory requirements.
    • Assist in marketing initiatives, including drafting property listings, managing online portals, and contributing to promotional campaigns.
Qualifications and Skills:
  • Proven experience in lettings negotiation and/or property management within the real estate industry.
  • Strong communication, negotiation, and interpersonal skills, with a customer-centric approach.
  • Sound knowledge of property legislation, regulations, and best practices.
  • Excellent organisational abilities, with the ability to multitask and prioritise workload effectively.
  • A proactive attitude, with a commitment to delivering high-quality service and achieving targets.
