Our client is a well-established estate and lettings agency in Basingstoke with a strong local reputation and a growing managed portfolio. They pride themselves on delivering a professional, friendly service and building long-term relationships with landlords and tenants across the area.
Role Overview
The Property Manager will be responsible for the day-to-day management of a residential lettings portfolio in and around Basingstoke. You'll be the main point of contact for landlords and tenants, ensuring properties are well-maintained, compliance is up to date, and issues are resolved quickly and professionally.
This role suits someone organised, calm under pressure and confident dealing with people at all levels.
Key Responsibilities- Manage a portfolio of residential properties across Basingstoke and the surrounding areas
- Act as primary contact for landlords and tenants, handling queries promptly and professionally
- Arrange and manage repairs and maintenance, liaising with contractors and landlords
- Conduct routine property inspections and provide detailed reports
- Handle check-ins, check-outs and deposit returns, including negotiating dilapidations
- Ensure all properties comply with current lettings legislation and safety regulations
- Manage rent arrears in line with company procedures, including chasing payments where required
- Coordinate renewals, rent reviews and tenancy extensions
- Maintain accurate records on the CRM/property management system
- Work closely with the lettings and accounts teams to ensure a smooth end-to-end service
- Handle complaints and issues in a calm, solution-focused manner
- Represent the company professionally at all times, both in person and over the phone/email
Essential:
- Experience in residential property management or lettings, ideally 2+ years
- Strong knowledge of UK lettings legislation and compliance (e.g. safety certificates, right to rent, deposits)
- Excellent communication skills - confident on the phone and in person
- Highly organised with strong attention to detail
- Ability to manage a busy workload and prioritise effectively
- Confident using property management/CRM systems and Microsoft Office
- Full UK driving licence and access to a car for inspections/visits
Desirable:
- ARLA/Propertymark qualification or working towards it
- Good knowledge of the Basingstoke and North Hampshire property market
- Experience managing a similar-sized portfolio for an independent or corporate agency
- Professional, reliable and trustworthy
- Calm under pressure with a problem-solving mindset
- Customer-focused with a genuine desire to help landlords and tenants
- Proactive and able to work independently as well as part of a team
- Strong relationship builder - able to gain trust quickly
