Job Title: Property Manager

Location: Basingstoke 

Salary: £30,000 basic (DOE) OTE £40,000

Type: Full-time, permanent

Our client is a well-established estate and lettings agency in Basingstoke with a strong local reputation and a growing managed portfolio. They pride themselves on delivering a professional, friendly service and building long-term relationships with landlords and tenants across the area.

Role Overview
The Property Manager will be responsible for the day-to-day management of a residential lettings portfolio in and around Basingstoke. You'll be the main point of contact for landlords and tenants, ensuring properties are well-maintained, compliance is up to date, and issues are resolved quickly and professionally.
This role suits someone organised, calm under pressure and confident dealing with people at all levels.
Key Responsibilities
  • Manage a portfolio of residential properties across Basingstoke and the surrounding areas
  • Act as primary contact for landlords and tenants, handling queries promptly and professionally
  • Arrange and manage repairs and maintenance, liaising with contractors and landlords
  • Conduct routine property inspections and provide detailed reports
  • Handle check-ins, check-outs and deposit returns, including negotiating dilapidations
  • Ensure all properties comply with current lettings legislation and safety regulations
  • Manage rent arrears in line with company procedures, including chasing payments where required
  • Coordinate renewals, rent reviews and tenancy extensions
  • Maintain accurate records on the CRM/property management system
  • Work closely with the lettings and accounts teams to ensure a smooth end-to-end service
  • Handle complaints and issues in a calm, solution-focused manner
  • Represent the company professionally at all times, both in person and over the phone/email
Skills & Experience
Essential:
  • Experience in residential property management or lettings, ideally 2+ years
  • Strong knowledge of UK lettings legislation and compliance (e.g. safety certificates, right to rent, deposits)
  • Excellent communication skills - confident on the phone and in person
  • Highly organised with strong attention to detail
  • Ability to manage a busy workload and prioritise effectively
  • Confident using property management/CRM systems and Microsoft Office
  • Full UK driving licence and access to a car for inspections/visits
Desirable:
  • ARLA/Propertymark qualification or working towards it
  • Good knowledge of the Basingstoke and North Hampshire property market
  • Experience managing a similar-sized portfolio for an independent or corporate agency
