You will oversee a substantial residential portfolio of 1,000+ properties and lead a team of 9 Property Managers, ensuring an exceptional service is delivered to landlords and tenants while driving efficiency, compliance, and team performance.

You will oversee a substantial residential portfolio of 1,000+ properties and lead a team of 9 Property Managers, ensuring an exceptional service is delivered to landlords and tenants while driving efficiency, compliance, and team performance.
Key Responsibilities
- Lead, manage, and mentor a team of Property Managers, ensuring strong performance, professional development, and consistent service delivery.
- Oversee the end-to-end management of a large multi-landlord residential portfolio (1,000+ properties).
- Ensure full compliance with all relevant housing legislation, safety regulations and industry standards (including Section 21/8, HHSRS, Right to Rent, Gas/EICR/EPC).
- Review, implement and enforce robust policies, processes, and procedures across the department.
- Act as the point of escalation for complex issues, landlord queries and complaints, ensuring timely and effective resolutions.
- Drive operational excellence through workflow planning, reporting, KPIs, and process optimisation.
- Work closely with senior leadership to support the growth strategy of the property management division.
- Oversee tenancy compliance, renewals, deposit management, arrears processes and contractor performance.
- Ensure all records, systems and documentation are accurate and up to date.
- Support recruitment and training within the Property Management team as the business continues to expand.
- Proven senior-level experience in residential property management, ideally overseeing large portfolios and teams.
- Strong knowledge of UK lettings legislation, compliance, and safety regulations.
- Excellent leadership skills with the ability to motivate, develop and manage a high-performing team.
- Highly organised, detail-oriented and able to implement structure and process in a growing business.
- Confident decision-maker with strong problem-solving skills and the ability to manage escalations professionally.
- Tech-savvy with experience using property management systems (e.g., CFP, Alto, Reapit, Fixflo).
- Excellent communication, negotiation, and stakeholder management skills.
- Ability to work full-time office based, Monday to Friday.
- £65,000 - £75,000 basic salary (depending on experience)
