- Oversee the day-to-day operations of the branch — opening/closing, staffing levels, workflow, premises, security, health & safety.
- Ensure compliance with all company policies, local laws, and regulatory requirements.
- Manage budgets, control costs, and allocate resources effectively.
- Maintain accurate records, prepare reports and present branch performance data to senior management.
- Handle escalated customer issues and complaints, ensuring timely resolution.
- Develop and execute strategies to achieve sales targets, revenue growth, and profitability goals for the branch.
- Identify opportunities in the local market — new clients, partnerships, cross‑selling, upselling.
- Monitor and analyze branch performance metrics (KPIs), market trends, competitor activity.
- Drive marketing and community engagement initiatives to raise branch profile.
- Recruit, onboard, train, coach, and mentor branch staff.
- Set performance objectives, conduct regular performance reviews and feedback sessions.
- Foster a positive, customer‑centric culture and motivate staff to deliver excellent service.
- Manage staff schedules, attendance, leave, and resource allocation.
- Monitor branch P&L, sales forecasts, and budgets.
- Approve expenditures within delegated authority.
- Ensure accuracy in financial transactions, reconciliations, cash handling.
- Work with finance/controlling teams to audit branch performance and resolve discrepancies.
- Liaise with head office / regional teams to align branch actions with overall corporate strategy.
- Provide suggestions for process improvements, policy changes, and new product initiatives.
- Prepare and deliver periodic business reviews, forecasts, and presentations.
- Share best practices and learnings across branches.
Qualifications & Experience
- Significant experience in a managerial or supervisory role (3-5+ years, or more)
- Experience in the Estate agency sector
- Proven track record in hitting sales/financial targets.
- Strong leadership and people management skills.
- Excellent communication (verbal & written), negotiation, and interpersonal skills.
- Commercial awareness and business acumen.
- Analytical mindset, comfortable with data, reporting, forecasting.
- Customer service orientation.
- Organizational, time management, and multitasking abilities.
- Proficient with Microsoft Office suite (Excel, Word, Outlook) and branch management systems or CRM software.
- Ability to adapt to change, work under pressure, and solve problems proactively.
- Full UK driving licence
- Flexibility to work occasional evenings, weekends or extended hours as needed.
- High integrity, ethical behaviour, and discretion.
