Lettings Team Lead
  
Location: Peterborough – Hybrid
Salary: £38,000 – £44,000 Basic
Bonus: £2,000 per annum

We’re working with an exciting, fast-growing AI-enabled property business that is transforming the traditional lettings and property management model.
  
The business is growing through the acquisition of established letting agencies, combining their strong landlord portfolios and local expertise with technology designed to automate and improve the way properties are let and managed.
As a Team Lead – Tenant Find, you’ll play a key role in that transformation.
  
You’ll lead a frontline team of Letting Negotiators, taking ownership of day-to-day Tenant Find performance across multiple branches. This is a hands-on leadership role where you’ll coach your team, drive KPIs, improve processes and help introduce new technology and AI-enabled ways of working.
  
The team will initially consist of 2–6 Letting Negotiators, growing to 6–10 as the business scales.
  
The Role
  
This is an opportunity for an experienced Team Leader, Sales Manager or Operations Manager who enjoys working in a fast-paced, target-driven environment.
  
You’ll be responsible for ensuring the team consistently delivers across the full Tenant Find journey — from listing and marketing properties through to viewings, applicant screening, offer acceptance and move-in.
  
You'll also be expected to keep the team motivated and performing through a period of significant change, while working closely with branch managers and the central operations team.
  
You don't necessarily need previous lettings experience. What matters most is your ability to lead people, manage performance against KPIs, learn quickly and thrive in an environment where things are constantly evolving.
  
Key Responsibilities
  
Lead & Manage the Team
  • Directly manage and develop a team of Letting Negotiators.
  • Set clear expectations, targets and performance standards.
  • Run regular 1:1s, team huddles, coaching sessions and performance reviews.
  • Coach team members through call, viewing and performance feedback.
  • Recognise high performers and address underperformance quickly and fairly.
  • Maintain team morale and engagement during periods of change.
  
Own Performance & KPIs
  • Take ownership of daily and weekly Tenant Find performance.
  • Monitor key metrics including time-to-let, lead response times, viewing-to-offer conversion, applicant quality and achieved rent vs asking price.
  • Use dashboards and performance data to identify issues and opportunities.
  • Allocate workloads, manage diaries and ensure opportunities don't fall through the cracks.
  • Resolve complex cases and operational bottlenecks quickly.
  
Drive Service & Quality
  • Ensure landlords and tenants receive a consistently high standard of service.
  • Maintain compliance with company processes, SOPs and regulatory requirements.
  • Act as an escalation point for complex customer or operational issues.
  • Work closely with branch managers to resolve issues before they escalate.
  • Step into the operation when required during busy periods, sickness or annual leave.
  
Improve Processes & Introduce Technology
  • Help rebuild and improve Tenant Find processes as the business scales.
  • Support the implementation of new technology and systems.
  • Champion the adoption of AI-enabled workflows and new tools.
  • Create training materials and help your team adapt to new ways of working.
  • Analyse operational data and identify practical improvements that increase efficiency and conversion.
  
What We're Looking For
  
We're looking for a strong people leader who is comfortable managing a busy, KPI-driven operation.
  
You should have:
  • Proven experience managing a frontline team of at least 3 direct reports.
  • Experience working in a target-driven, high-volume environment.
  • A track record of achieving performance through your team rather than simply managing your own workload.
  • Strong coaching and performance management skills.
  • Excellent organisation and the ability to manage multiple priorities.
  • Confidence using data and KPIs to make decisions and improve performance.
  • A proactive, resilient approach and the ability to stay calm through change.
  • A genuine interest in technology and using systems to improve operational efficiency.
  • The ability to travel between 2–3 branches in the local area.
  • A customer-focused approach and strong communication skills.
  
We'd consider candidates from a range of backgrounds, including lettings, estate agency, contact centres, BPO, retail, sales or branch networks, provided you have strong people-management and KPI-driven leadership experience.
