Lettings Manager (Growth Focus) — Bournemouth

Overview

We're recruiting for a Lettings Manager to lead a busy Bournemouth office and drive the next phase of growth. This is a vital hire for the business: you'll take ownership of performance, standards, and most importantly winning new instructions (listings).

This role suits an experienced lettings professional who is commercially minded, confident on valuations, and thrives in a target-driven environment.

Location

  • Bournemouth (office-based)
Salary
  • Basic: £35,000
  • OTE: £45,000/£50,000

The Role

You'll be responsible for the day-to-day management of the lettings function, leading from the front while developing the team. A key part of the role is to increase market share and stock levels through consistent valuation activity, strong conversion, and excellent service.

Key Responsibilities

  • Lead and manage the lettings operation for the Bournemouth office
  • Win new instructions through valuations, relationship management, and proactive business generation
  • Drive performance against targets (stock growth, lets agreed, conversion, pipeline)
  • Coach, develop and motivate the team (player-manager approach)
  • Ensure a high standard of customer service for landlords and tenants
  • Oversee the lettings pipeline from marketing through to move-in
  • Maintain strong compliance and process standards (right to rent, AML, deposit regs, etc.)
  • Use data and local market knowledge to improve pricing, presentation, and results

What We're Looking For
  • Proven experience in residential lettings at senior level (Assistant Manager/Manager)
  • Strong track record of winning instructions/listings and growing a lettings book
  • Confident in conducting valuations and converting opportunities
  • ARLA qualified (ideal/preferred)
  • Strong leadership skills with the ability to manage and develop a team
  • Commercial mindset and a hands-on approach
  • Full UK driving licence and own car required
