Job Specification: Branch Manager - Southsea

Role overview

We're looking for an experienced Branch Manager to lead a busy residential sales branch in Southsea. You'll be responsible for driving instructions, managing and developing the team, and delivering excellent customer service while hitting agreed sales targets.

Salary & package

• Basic: £30,000

• OTE: £50,000-£60,000 (uncapped commission structure assumed)

Key responsibilities

• Lead the branch to achieve monthly and quarterly targets (instructions, exchanges/completions, income)

• Win new business through market appraisal generation, relationship building, and local networking

• Manage the sales pipeline: ensure strong applicant registration, viewing levels, offers and sales progression

• Coach, train and performance-manage the team (negotiators/valuers/admin as applicable)

• Maintain high standards of compliance and best practice (AML, GDPR, material information, complaints)

• Deliver standout customer service and protect the brand reputation

• Monitor competitor activity and local market conditions; adjust strategy accordingly

• Produce accurate weekly/monthly reporting and forecasts

Required experience

• Proven track record as a Branch Manager (or strong Assistant Manager/Senior Negotiator ready to step up)

• Strong valuation and instruction-winning capability

• Solid understanding of the Southsea/Portsmouth market (or demonstrable ability to learn quickly)

• Experience managing targets, KPIs, and team performance

• Confident handling negotiations through to sale agreed and supporting sales progression
